1881 – Heritage rooms
First Impressions
Walking up to 1881 – Heritage rooms on Sinjska ulica, you immediately sense you’re about to step into something special. This four-star boutique property sits right in the pulse of Split‘s old town, and I mean literally — you’re maybe a two-minute walk from Diocletian’s Palace. The building itself has this understated elegance that doesn’t scream for attention but quietly commands respect, which honestly feels very Croatian to me.
Location That Actually Matters
Here’s what I love about the location — you’re positioned perfectly between the ancient palace walls and the modern city center. Step out the front door and you can grab morning coffee at one of those tiny local cafés where the barista knows everyone’s order, then wander into the palace complex without dealing with any tourist bus chaos. The couples who stay here absolutely get it (they’ve rated the location 9.7, and I can see why) — there’s something romantic about having Split’s most historic corners as your backyard. You know what’s really convenient? The Riva waterfront promenade is just a short stroll away, so evening walks along the harbor become part of your daily routine.
The Heritage Experience
The room I stayed in felt like stepping into Split’s layered history, but with all the modern comforts you actually need. These aren’t massive spaces — this is old town Split, after all — but they’re thoughtfully designed with period details that feel authentic rather than forced. The stone walls and traditional elements remind you you’re sleeping in a city that’s been continuously inhabited for over 1,700 years. What impressed me most was how they’ve managed to blend historical character with contemporary amenities without making either feel compromised.
Living Like a Local
One thing that sets this place apart is how it connects you to Split’s daily rhythm. The surrounding streets come alive in the morning with locals heading to work and market vendors setting up, then transform into this vibrant evening scene with restaurant terraces spilling onto ancient stones. I found myself people-watching from nearby cafés, picking up Croatian phrases, and discovering those hidden passages through the palace that most tourists never find. The staff here actually knows the neighborhood — they’ll point you toward that family-run konoba tucked away in a palace basement or tell you which gelato spot the locals prefer.
Why Guests Love It
This isn’t one of those hotels where you feel disconnected from the destination — quite the opposite, actually. You’re staying in a place that enhances your Split experience rather than insulating you from it. The combination of that prime location (seriously, that 9.7 score isn’t an accident), the heritage atmosphere, and the intimate scale creates something pretty special. I mean, you could stay in some generic hotel outside the old town, but then you’d miss those early morning moments when the palace is yours and the late evening conversations drifting up from the stone streets below. That’s the kind of travel memory that sticks with you.
Apartments in Split suit families with stone terraces, full kitchens, and sunset views across the Adriatic.

Was very comfortable!
The room is decorated in such good taste that we felt like we were in a designer hotel. The bathroom looked very vintage, and classy.
Since it's located just outside the walls of Diocletian's Palace, there was absolutely no noise at night.
The bed, matress and pillows made our nights really comfortable.
Katerina, the hostess, was constantly ready to answer any questions we had, and was amazingly able to fulfill any of our needs.
We definitely recommend staying in 1881 - Heritage Rooms, and we hope to do it again.
The bed was comfortable and our host messaged regularly. She was very helpful!
