The building itself has this weathered elegance that speaks to Split’s layered history — it’s not trying too hard to impress, but there’s something undeniably authentic about the way it sits in the old quarter. I mean, when you’re literally steps from Diocletian’s Palace, you’d better have some character, and this place delivers on that front.
Location & Neighborhood
Honestly, the location is pretty much perfect if you want to be in the thick of things. You’re right in Varos, which is this charming old neighborhood that feels like the real Split — narrow cobblestone streets, local cafes where you’ll hear more Croatian than English, and that lived-in atmosphere that tourist areas often lack. The four-star property sits just a minute’s walk from the palace walls, so you can easily duck in and out of the ancient corridors whenever you want. What I really appreciated was being able to walk to the Riva waterfront in about three minutes, but still feeling tucked away from the main tourist crush.
The Room Experience
The room I stayed in had this nice balance between modern comfort and historic charm — you know, updated bathrooms and good air conditioning, but with stone details and windows that actually open (which is rarer than you’d think these days). The beds are solid, and the soundproofing is decent considering you’re in a centuries-old building in a busy part of town. Storage space is adequate, though not huge, but honestly, you’re not going to be spending much time indoors anyway when Split’s calling from right outside your door.
Dining & Amenities
The hotel restaurant serves up reliable Croatian dishes with a few international options thrown in — nothing groundbreaking, but the fish is fresh and they do a decent black risotto. What’s actually more valuable is the staff’s local knowledge; they steered me toward some fantastic konobas (traditional taverns) that I never would have found on my own. There’s no spa or pool, which might disappoint some travelers, but the nearby beaches and the palace’s ancient cellars kind of make up for any missing amenities.

Look, this isn’t the fanciest hotel in Split, but it gets the fundamentals right in a way that matters. The location score of 9.0 isn’t just a number — it reflects how easy it makes everything, from morning coffee runs to late-night strolls along the harbor. Couples seem to particularly appreciate the romantic setting (I can see why), and there’s something to be said for falling asleep to the distant sounds of Split’s nightlife, then waking up to church bells echoing off ancient stones. The parking situation can be tricky in this area, but the hotel staff knows the neighborhood well enough to point you toward the best options nearby.

We didn’t get breakfast as we walked into the Centre for breakfast each day
Stayed three nights and would highly recommend.
I think some of the negative comments in the reviews are from people who haven’t travelled before or used to staying in a main hotel chain, as this has character and run by a couple of people and not hundreds so have the right expectations and you will have a great stay.
