Hotel Fanat
First Impressions
Walking up to Hotel Fanat on Pape Ivana Pavla II, you immediately get the sense that this four-star property knows what it’s doing. The building has that clean, modern Croatian hospitality vibe without trying too hard — honestly, it feels like the kind of place where the staff actually remembers your name after the first day. What struck me right away was how quiet it felt despite being right in the heart of Split, which is no small feat considering how lively this city gets, especially during summer months.
Perfect Split Location
Here’s the thing about location in Split — you want to be close enough to Diocletian’s Palace and the waterfront to walk there easily, but far enough away that you’re not dealing with cruise ship crowds at 7 AM. Hotel Fanat nails this balance perfectly. You’re maybe a 10-minute stroll to the palace walls, and the Riva promenade is just as close. I mean, couples consistently rate the location 8.5 out of 10, and after spending time here, I totally get why. The neighborhood has that authentic Split feel — you’ll pass locals grabbing coffee at tiny cafés and kids playing football in small squares.
The Room Experience
The room I stayed in was exactly what you’d hope for after a long day of exploring — genuinely comfortable without any of that stiff hotel formality. The beds here are something special, actually — guests rave about them, and I can see why. It’s that perfect firmness where you sink in just enough but don’t feel like you’re fighting quicksand. The space felt thoughtfully designed too, with enough storage that you’re not living out of your suitcase for the entire stay. Air conditioning works well (crucial for Split summers), and the windows actually open if you prefer fresh air.
Breakfast and Practical Perks
Breakfast here covers pretty much every dietary need you can think of — continental, vegetarian, vegan, gluten-free, American style, buffet format, or grab-and-go if you’re rushing to catch a ferry to the islands. What I appreciated was that it didn’t feel like they were just checking boxes; the quality was genuinely good across all options. The hotel also has private parking, which honestly might be worth the stay alone if you’re driving in Split — finding parking in the old town can be a nightmare, especially during peak season.
Why Guests Love It
You know what makes Hotel Fanat work? It’s that sweet spot where everything just functions smoothly without feeling corporate or impersonal. The location score of 8.6 isn’t just a number — it reflects how this place lets you experience Split like a local while still having all the comforts you want after a day of sightseeing. Whether you’re planning day trips to Hvar, exploring the palace’s hidden corners, or just want a reliable base for experiencing one of Croatia’s most captivating cities, this hotel delivers on the practical stuff while keeping that warm Croatian hospitality that makes the whole experience memorable.
To book hotel in Split for Diocletian’s Palace sunsets, travelers grab rooms early to pair island ferries with wine caves.

Guest Reviews
The location to the beach with access for disabled is only one block away due to construction. Pebble beach swim shoes best . Hotel indoor poor very nice temperature in spa like setting
There are limited walk in showers that can be arranged if done so prior to arrival with enough advance notice
The communal areas of the hotel were spacious, modern and in great condition. In another spot this hotel has all the attributes of a great hotel.
For breakfast think they should try and do a bit different for others .
