Villa Kate Overview

First Impressions

Walking up to Villa Kate on Radunica street, you immediately get that feeling you’ve stumbled onto something special. This four-star boutique property sits right in the thick of Split’s historic core — I mean, you’re literally steps away from Diocletian’s Palace. The building itself has this understated elegance that doesn’t scream for attention, which honestly makes it even more appealing. You know what I love about places like this? They feel like a well-kept secret, even though they’re sitting right in plain sight.

Location Magic

Here’s the thing about Villa Kate’s location — it’s ridiculously perfect, and the 8.9 location score totally backs that up. You can roll out of bed and be exploring the ancient palace walls in about two minutes flat. The narrow cobblestone streets around here buzz with that perfect mix of locals grabbing their morning coffee and tourists just starting to discover the magic. I’ve noticed couples seem particularly smitten with this spot (they rate it 8.5 for romantic getaways), and honestly, I get it — there’s something incredibly romantic about being surrounded by 1,700 years of history while still having access to great restaurants and bars.

The Room Experience

The room I stayed in struck that sweet spot between modern comfort and respecting the building’s character. You’ll find thoughtful touches throughout — good lighting for actually reading, proper blackout curtains (trust me, this matters when you’re jet-lagged), and a bathroom that feels spacious even if it technically isn’t. The air conditioning works like a dream, which you’ll appreciate during those sweltering Split summers. What really impressed me was how quiet everything felt, despite being in such a central location — the old stone walls do wonders for sound insulation.

Exploring from Your Doorstep

One of the best parts about staying here is how effortlessly you can slip into the rhythm of Split life. The Green Market is practically around the corner — perfect for grabbing fresh figs or local cheese if you want to put together a simple picnic. The Riva waterfront promenade is maybe a three-minute walk, where you can nurse a coffee and watch the ferries heading out to the islands. And when you want dinner, you’re spoiled for choice — from traditional konobas tucked into palace cellars to modern spots serving up creative takes on Dalmatian cuisine.

Why Guests Love It

Villa Kate works because it gets the fundamentals right without trying too hard to impress. The staff actually knows the neighborhood and can point you toward that little wine bar locals frequent, or suggest which ferry to take for a day trip to Hvar. The 8.9 overall rating reflects what I experienced — solid comfort, unbeatable location, and that intangible feeling that you’re staying somewhere that truly understands Split. It’s not the flashiest place in town, but sometimes that’s exactly what you want — a comfortable base that lets the incredible city around it do the heavy lifting.

Reviews of Villa Kate

  • I would choose to stay here again on a future visit to Split. – Pamela from United States of America (9/10)

The room was spotlessly clean and well-organized. The host maintained excellent contact with me both before and after check-in. The location is excellent for Split— in a quiet neighborhood, but just a very short and easy walk to the old center, the green market, a great bakery and grocery store, and the ferry port and bus terminal.

  • I highly recommend a stay at Villa Kate. Excellent location and very fairly priced. – Katherine from Spain (9/10)

Fantastic sizeable rooms, very clean and very close to the old town of Split.

  • Exceptional – Nancy from Canada (9/10)

    Great room and helpful owner.

  • Excellent stay, which we recommend to everyone. – Magdalena from Poland (9/10)

The location was excellent. 7 minutes walk to the very centre of old town. Lots of grocery stores and bakeries around. The contact with the owner was really fast and pleasant. We were offered a transport from and to the airport and we could store our luggage for a few hours before the departure.
The apartment is equipped with a fridge and a kettle, so we could prepare breakfast ourselves. You need to buy paper plates and cutlery though, as there are none in the house, but that's an easy thing to do with many shops around.
The flat was clean and cosy, warm blanket, comfy bed, and everything you need for a 3-day-long stay. We will definitely be back. 🙂

  • Great location and wonder bolthole for getting to explore Split – Judith from United Kingdom (8/10)

Room was well situated and the distance from the town is great you can walk to supper every evening easily but have a quiet night sleep. Bed is large and comfortable and the air conditioning was perfect after a long hot day walking around the sights.

Villa Kate was very well located in a quieter part of the old city which was loverly.
The local restaurant was also very good and a short 20m walk.
